The introduction of OSL Agent into my business
I have been using this new system for nearly a month and it is now starting to be
a very useful tool, in fact it is now vital to my success and business.
The areas this new software has helped me:
While you are on roster and you get a “walk-in”, this allows you to sit down together
and discuss their requirements. From this you can enter their requirements in and
do a quick search on their requirements. Then you can run through the list showing
them the photographs and discuss the details of each house. You can quickly get
to what they are looking for.
Likewise when you are conducting open homes you can quickly search for other possible
suitable properties.
After spending the time entering all of your active buyers into the prospects section
of the system this where you can reap the greatest benefits. Here are some:
- Using the match function in the prospect section allows you to very quickly check
each one as you enter them into your system to see if you have missed any possible
homes;
- After downloading the latest information from the Server, you can within minutes
(depending on size of database) check all of the new listings against all of your
prospective buyers. From this you can then call each or e-mail them about the latest
properties which may suit them.
- Using variants available in the match function allows you to think “out of the square”.
It has the ability of being able to easily create electronic flyers (PDF files)
on properties which may be suitable for your buyers. This function allows you to
e-mail information quickly and effectively to all your buyers in minutes instead
of having to spend hours on the phone or waiting until a time to make contact with
them. E-mail allows you to send information when you want to and likewise allows
your Clients to collect it when they want to. You can use it to excite and entice
your Clients to view the homes with more valued information.
Often you find as you take your Clients around you find out further information
or they change their criteria. This software allows you to make changes to the search
criteria you have set for them and allows you to check to see if there is any thing
else you could show them which fits the new criteria.
Having access to up to date information at your fingertips allows you to:
- discuss the property fully informed;
- see the status of a property;
- see what the conditions are on a conditional contract;
- access details and other information.
Having information on properties outside your normal area you work within allows
you to fully work your Clients and not run the risk of losing them because you are
unable to help them.
Having access to listings from adjoining offices allows you to have information
on properties quicker. Also it lessens the risk of missing out on a potential sale
on a property suitable for your Client.
Having this software on a laptop will also give you the added benefit of making
it portable. This allows you to use it while on the run.
These are only just some of the benefits of the new OSL Agent software and I haven’t
yet reached the boundaries of the system. I now feel I am in control of my business
and have the ability to handle more buyers at any one time. It helps me to stay
in contact more efficiently and effectively with my Clients. Now, for the first
time in my real estate career, I feel I have more free time each day to allow me
to undertake other business activities to expand my business into new areas.
